How We Buy Properties

  • Trust-Based Acquisition: We place the property into a revocable living trust and acquire it from the seller. We will pay the costs to set up the trust. This structure eliminates the risk of the due-on-sale clause being triggered, as loans held within a trust cannot legally be called due. 

  • We take over the responsibility of the mortgage—relieving seller's debt-to-income ratio and helping them qualify for future loans.

  • Cash at Closing: The down payment is structured to cover agent's commission and to provide the seller with money in their pocket on closing.
